What do the Portfolio metrics mean?

TruEstimate™ Portfolio gives you a centralised view of your property’s valuation, trends, and performance over time - both at a portfolio level and for each individual property.

These metrics include:

1. Portfolio Value:  The combined estimated market value of all properties saved to your Portfolio.

3. Capital Gain (%): How much your property’s overall value has increased or decreased over time since initial investment.

4. Avg. Annual Gain: Your property’s average yearly growth rate, calculated based on how much the value has changed from your initial investment.

5. Rental Yield: Portfolio offers two types of yield insights

  • Current Yield: Based on your initial investment value and the current rent (if the property is tenanted).
  • Projected Yield: Based on your initial investment value and the Rent TruEstimate™, giving a projected rental return.

6. Value & Gain Trends: Explore interactive trend charts showing how your property’s value and gains have changed across different time ranges – from 3 months to 5 years, or All Time. 
You can switch between Value and Gain views depending on the insight you want to explore.

Together, these metrics help you understand how your property or your entire Portfolio  is performing, so you can make confident decisions about renting, selling, or investing further.
