What does “High Confidence” vs. “Medium Confidence” mean in a TruEstimate™ report?

Every TruEstimate™ valuation comes with a confidence level that indicates the accuracy/reliability of the estimate based on available transactions data.

High Confidence

  • There is strong and sufficient transaction and listing data available for the property or similar properties.
  • The estimate is likely to be more precise and stable.
  • Typically applies to properties in well-established areas with a high frequency of transactions.

Medium Confidence

  • There is limited or less consistent data available for the property or nearby comparables.
  • More common for newer buildings or areas with fewer transactions.

The confidence level helps users understand how much weight they should place on the valuation and when it might be worth regenerating the report later as more market data becomes available.
