For Rent Transactions:

1. Form A or NOC

2. Ejari or Tenancy Contract

  • Status: Mandatory (at least one required)
  • Purpose: Confirms tenancy details and agreement between landlord and tenant.
  • Accepted Documents:
    • Ejari (official DLD document)
    • Tenancy Contract (legally binding agreement)

3. Additional Supporting Documents (required only if either Ejari or Tenancy Contract is missing)

  • Status: Conditional
  • Purpose: Confirms the agent’s direct involvement in the transaction.
  • Accepted Documents:
    • Commission receipt or payment voucher
    • Rental payment receipt
    • Bank transfer proof
    • WhatsApp/email confirmation with the tenant or landlord
    • Any other document proving agent involvement

4. Owner Identity Documents

  • Status: Mandatory
  • Purpose: Confirms property ownership.
  • Accepted Documents:
    • Individuals: Passport or Emirates ID
    • Businesses: Trade License

For Sale Transactions - Seller Agent:

1. Property Ownership Proof

  • Status: Mandatory
  • Purpose: Confirms the property transfer and ownership.
  • Accepted Documents:
    • Title Deed (resale, ready/off-plan)
    • SPA (Sales Purchase Agreement)
    • Oqood (off-plan)

2. Form F or NOC

  • Status: Mandatory
  • Purpose: Confirms the agreed terms of sale and the broker’s involvement.
  • Accepted Documents:
    • Form F (if purchased from an individual)
    • NOC (if purchased from a developer)
       

3. Owner/Buyer Identity Documents

  • Status: Mandatory
  • Purpose: Confirms the new owner’s identity.
  • Accepted Documents:
    • Individuals: Passport or Emirates ID
    • Businesses: Trade License

For Sale Transactions - Buyer Agent:

1. Property Ownership Proof

  • Status: Mandatory
  • Purpose: Confirms the buyer’s ownership of the property after transfer.
  • Accepted Documents:
    • Title Deed (latest issued after transfer of ownership)
    • SPA (Sales Purchase Agreement)
    • Oqood (off-plan)

2. Form F or Equivalent Proof

  • Status: Mandatory
  • Purpose: Confirms the agreed sale terms and the buyer agent’s involvement.
  • Accepted Documents:
    • Form F (sales contract outlining agreed terms between buyer and seller)
    • For primary offplan sales, if Form F is unavailable, any alternative document confirming property details, transaction value, and the broker’s role (e.g., signed agreement, proof of buyer representation)

3. Buyer’s Identity Documents

  • Status: Mandatory
  • Purpose: Confirms the new owner’s identity.
  • Accepted Documents:
    • Individuals: Passport or Emirates ID
    • Businesses: Trade License
